An old adage says, “Good fences make good neighbors.” But a misplaced fence can cause a rift of gigantic proportions. My neighbor had been unknowingly using my land for 15 years. He had planted trees and shrubs, and had even hired a contractor to erect a fence. We both believed our property was properly marked at the fence. But after Advanced Surveys, Inc., surveyed the property, I found out that the fence was 20 feet over my property line. I came very close to losing my property to adverse possession. If I hadn’t had my property surveyed, I would have lost property that would have been almost impossible to get back.

My wife and I recently bought our first home. When the real estate agent showed us the property, we asked where the property lines were. She pointed to some wooden stakes and said that they represented the boundaries. We felt assured and went to settlement. After about a year, we decided to put in a pool. We talked to a contractor who said that we needed to have a boundary survey performed before ground breaking could begin. We felt confident that we already knew where the boundary of our property was, but we hired Advanced Surveys, Inc., to perform a boundary survey just to be on the safe side. It turns out that the stakes that the realtor pointed out to us were not the property lines but actually something altogether different. The friendly staff of ASI explained that just like a doctor, lawyer, or even realtor must have a license, the only professional licensed to perform and find boundaries are Licensed Professional Land Surveyors or Property Line Surveyors. It turns out that our sprawling backyard was actually much smaller than we ever realized! Thankfully, we were able to stop construction on the original location of the pool, because as it was, it would have straddled both our and our neighbor’s property.
