SURVEY BY TYPE

Below are some of the more common types of survey services offered by Advanced Surveys, Inc. along with a brief description of each one.
BOUNDARY OR FENCE SURVEY
A Boundary Survey’s main purpose is to identify the boundary lines and corners of a parcel of land.
Boundary Surveys determine the lines of a particular property. Markers, also known as property corners, are set with iron rods.
A Boundary Survey is nearly 100% accurate. They are used for construction or improvement purposes, such as constructing a fence or putting in a swimming pool. They can also be used for encroachment or other property line issues.
An often overlooked fact about boundary surveys is that they can add to your property value. Knowing where your property lines are is a valuable commodity to any homeowner, as well as a great future selling point!

HOUSE LOCATION SURVEY
House Location Surveys are often required by lenders at closing when purchasing a new home.
The House Location Survey shows the approximate relationship of structures (house, garage, etc.) to the apparent boundary lines.
This type of survey should not be used to identify boundary lines.
A Boundary Survey is needed to know where your boundary lines are and before putting up a fence, landscaping or building close to the property lines, etc.

FEMA ELEVATION CERTIFICATE & LOMA'S
You may be able to reduce flood insurance costs that are required by a lender or possibly remove your structure from the flood zone.
To document this, we can prepare an Elevation Certificate on FEMA’s form that will show the base flood elevation for your property if supplied by FEMA, and measurements such as the lowest floor elevation, and lowest adjacent grade elevation of your structure.
An Elevation Certificate compares a property’s elevation data to the Base Flood elevation data.
A licensed Surveyor makes actual field measurements using survey instruments and techniques to obtain the property’s elevation data and then transfers that data to the Certificate which is an official form of the National Flood Insurance Program.

SUBDIVISION
A Subdivision is conducted when a land owner wants to divide a parcel of land into two or more parcels. The rules and ramifications for dividing lots can be vastly different depending on the governing jurisdiction or municipality, and it’s important that the surveyor know these rules so the resulting plans will be accepted. At Advanced Surveys, Inc., we are well versed in the requirements of local zoning authorities, and we know how to draw your plans to their specifications.

NEW CONSTRUCTION SITE PLAN SURVEY
When you’re requesting a permit to build on your property—whether it’s an entire house from the ground up, or a room addition—the local governing jurisdiction will typically ask you to submit a Site Plan Survey providing detailed information about the site where you plan to build, as well as the proposed improvements. At Advanced Surveys, Inc., we have a thorough understanding of the specific requirements of local jurisdictions throughout the state, and we have the expertise to create an accurate site plan survey to meet or exceed those requirements.
